Lease Only Management
Our Lease Only Program is for property owners who have the time and knowledge to manage their own properties, but do not want to do tenant placement and property showings. We find the tenant and you do the rest.
Initial steps for finding a prospective tenant(s) include:
- Property inspection and evaluation including photos and video
- Recommend repair or cosmetic improvements for maximizing monthly rent
- Recommend a Monthly Rent based on market comparables and property condition
- Implement Del Val 4-Step LeaseUP! Program which includes
- Prepare a 15 to 20 point Marketing Plan
- Place “For Rent” signs at the property
- List property on the Multiple Listing Service via BRIGHT
- Advertise on Zillow and 10 to 12 other popular and local rental web sites
- List on 100’s of other websites through our syndication partners
- Placement on our website at Del Val Property
- List property with Section 8, if owner requests
- Prescreen calls and personally show the property to a prospective tenant(s)
Once we have a prospective tenant(s), we then:
- Collect completed application with photo ID
- Tenant screening including credit scores, criminal background checks, employment and evictions history, social security number verification and actual call all references including landlords, employers, and personal references
- Submit all screened and qualified applications to the property owner for approval
- Negotiate rent and lease terms
- Execute lease agreement and other required documents
- Collect first, last and security deposits
- Provide a move-in, walk-through Inspection Report
- Hand over all the documents and money to the owner to complete the process
